There are many documents required to process a home loan application. You have to submit different ones depending on whether the application is for a new purchase or refinancing. Prepare the following documents for our mortgage consultants to assess and process your application. The documents may differ slightly based on each bank requirements. Treat this as a guide but always check with us.
Documents for home loan application:
For New Purchase:
- NRIC copies (for all owners and borrowers)
- For employees: Latest 3 months computerised payslips, latest Notice of Assessment & latest 12-month CPF Contribution History
- For self-employed: Latest 2 years Notice of Assessment and/or Latest 3 months computerised payslips and/or latest 12-month CPF Contribution History
- Latest CPF Ordinary Account Statement (if CPF funds are to be used)
- Option to Purchase (if available)
- HDB printout showing any outstanding loan taken from HDB
- Latest all credit statements- credit cards/ credit lines/ personal loans/ car loans/ housing loans (Might not be required)
- Latest Rental Income statements (if any) – Provide Tenancy Agreement & Stamp Duty Certificate only if there is minimum 6 months remaining lease
- IRAS Property Account Summary showing the number of properties you owned
For Refinance & Cashout:
- NRIC copies (for all owners and borrowers)
- For employees: Latest 3 months computerised payslips, latest Notice of Assessment & latest 12-month CPF Contribution History
- For self-employed: Latest 2 years Notice of Assessment and/or Latest 3 months computerised payslips and/or latest 12-month CPF Contribution History
- CPF Property Withdrawal Statement
- HDB printout showing any outstanding loan taken from HDB
- Latest outstanding housing loan statement from existing bank (Might not be required)/ or Title Deed for fully unencumbered property
- Latest Rental Income statements (if any) – Provide Tenancy Agreement & Stamp Duty Certificate only if there is minimum 6 months lease remaining
Steps for documents :
HDB :
- GO to http://www.hdb.gov.sg/
- Click ‘My HDBPage’ and Login Via Singpass’
- Select ‘My Flat’ tab
- Click “Flat Details” under Purchased Flat section and click Save to PDF (Required if you are refinancing the HDB flat)
- Click ‘Purchase Flat‘ then ’Financial Info’ and click Save/ Print (Required from everyone)
CPF :
- GO to http://www.cpf.gov.sg/
- Click ‘Login here’ with your SingPass’
- Click on PDF to print Account Balance (For new purchase only)
- Under My CPF, select Contribution History, select latest 12 months period, Search and click PDF icon
- Under My CPF, select Home Ownership and click PDF icon
IRAS :
- GO to https://mytax.iras.gov.sg/
- Click ‘ Login’, ‘Login to myTax Portal’ and then ‘Personal tax with Singpass’
- Click on ‘Notices/ Letters’ tab then ‘Individual’
- Select ‘Notice of Assessment Individual’ for latest year and Save/Print
- Click on ‘Property’ tab
- Click on ‘View Property Portfolio’ and Print page showing the list of properties you own
- Click on ‘View Details’ of the subject property showing tax status then Print page (Required if you are refinancing a property)
